Goalden Girls Podcast Episode #77 -Interest Rates Are Rising: What Other Investors and Real Estate Experts Are Doing in Times of Uncertainty and Recession)

Both new and seasoned investors are hitting “Pause” on real estate right now. The reason? Rising interest rates. 

In 2022, the Bank of Canada did 7 increases on the interest rate, and on January 25th from the Bank of Canada, the rates were raised yet again, kicking 2023 off with even higher interest rates.

After years and years of low interest rates, the last 12 months have seen things shift MASSIVELY.  

As real estate investors, we’ve noticed it.  If you have a variable rate mortgage, no doubt you’ve noticed it.

Realtors have told us they’ve seen slowdowns, and I recently saw one of my mortgage broker friends who I deeply respect post a hilarious reel showing her busy busy busy in 2022, exhausted and barely making it through… fast-forwarding to, cruising Netflix in a snuggie in 2023. 

So, what’s a real estate investor to do? What does the future hold?

The truth is, none of us have a crystal ball, but for this episode, I asked some of my favourite real estate experts: fellow investors, mortgage brokers, realtors, and people who do many of those things for their words of wisdom. 

The guests on this episode have decades of combined experience, and are true experts in the field.

Today’s guest experts include two mortgage brokers from different sides of Canada:  Ryan Zupan, and Lee-Ann Nicholson. Both Ryan and Lee-Ann are also real estate investors so they have a well-rounded perspective and deep understanding of what investors are facing.. Because they’re in the trenches with us.

I’ve also invited my husband Troy Michaud, and Dave Dupuis - one half of the Investor Mel and Dave team - to share their experiences as multifamily investors.  Between Troy and Dave – and Mel and I - their partners – over 300 doors have been purchased, and there’s a whole wealth of knowledge to learn from there. 

I asked them 4 questions:

  1. What are you doing to protect your real estate portfolio (and for this, they all have one)

  2. How have rising interest rates changed your strategy

  3. What is your opinion on the interest rates and what they’ll do over the next one to five years

  4. Any tips or suggestions for other investors at this time
